La baisse du taux directeur de la Banque nationale suisse (BNS), ramen\u00e9 \u00e0 0 % en juin, a redonn\u00e9 confiance aux investisseurs et stimul\u00e9 l\u2019activit\u00e9. Malgr\u00e9 ce regain, le march\u00e9 reste s\u00e9lectif, centr\u00e9 sur quelques transactions significatives.<\/p>\n\n<p class=\".nckf-post-paragraph\">\u00a0<\/p>\n\n<p class=\"nckf-post-title-L\"><strong>Un volume en forte hausse mais moins de transactions<\/strong><\/p>\n\n<p class=\"nckf-post-paragraph\">Le volume des transactions immobili\u00e8res a progress\u00e9 de 75 % par rapport au T1 2025, atteignant plus de CHF 500 millions. Toutefois, le nombre total d\u2019op\u00e9rations enregistre un nouveau recul de \u201316 %, confirmant la tendance \u00e0 la concentration autour de grands actifs.<\/p>\n\n<p class=\"nckf-post-paragraph\">Parmi les transactions majeures, on retrouve la vente du si\u00e8ge de SGS \u00e0 Swiss Prime Site pour plus de CHF 80 millions, ainsi que l\u2019acquisition par Helvetia d\u2019un immeuble neuf \u00e0 Vernier (CHF 57 millions). Ces op\u00e9rations illustrent le retour discret mais tangible des investisseurs institutionnels.<\/p>\n\n<p class=\"nckf-post-title-L\"><strong>L\u2019immobilier indirect en effervescence<\/strong><\/p>\n\n<p class=\"nckf-post-paragraph\">Le premier semestre 2025 a \u00e9galement \u00e9t\u00e9 marqu\u00e9 par une forte activit\u00e9 du c\u00f4t\u00e9 de l\u2019immobilier indirect. Plus de 50 lev\u00e9es de capitaux ont \u00e9t\u00e9 recens\u00e9es en Suisse, dont plusieurs op\u00e9rations d\u00e9passant les CHF 300 millions. Cette dynamique confirme l\u2019int\u00e9r\u00eat pour des placements offrant diversification et mutualisation du risque.<\/p>\n\n<p class=\"nckf-post-title-L\"><strong>Une reprise prudente mais r\u00e9elle<\/strong><\/p>\n\n<p class=\"nckf-post-paragraph\">Gen\u00e8ve reste un march\u00e9 attractif, bien que caract\u00e9ris\u00e9 par une offre d\u2019actifs limit\u00e9e et une forte s\u00e9lectivit\u00e9 des investisseurs.
